The city’s qualified rent index, the Mietspiegel, was recognised in its 2026 edition on 25 June 2026. It sets the average local comparable rent at 12.28 euros per square metre of net cold rent, 6.8 percent above the 2024 index. Frankfurt now sorts addresses into ten location categories instead of three, so your exact street counts for more than before.
Do not read 12.28 as what you will pay: it covers all existing tenancies, including leases signed twenty years ago.
