Almost everything is listed on idealista.pt, Imovirtual, Casa Sapo and OLX. Idealista carries the most stock and most agency listings; OLX and the Lisbon expat housing groups on Facebook lean towards direct-from-owner deals. Fairly priced flats vanish within days, so set alerts, write in Portuguese if you can, and view the week you enquire.
You will deal with either a private owner (a senhorio) or an agency. What Renting in Lisbon Actually Costs
Use the INE median as your anchor. At 17.42 euros per square metre, a 60 square metre one bedroom works out near 1,045 euros a month, and INE recorded Lisbon rents on new contracts rising 8.2% year on year. Greater Lisbon sat at 14.38 euros in the same quarter, so crossing the municipal border buys real space. Anything far below those levels in a central postcode deserves suspicion, not excitement. Budget past the rent: condominium charges and utilities are often extra, so ask before you sign. IMI, the property tax, is the owner’s bill and never yours. Existing contracts are updated yearly by the official coefficient, set at 1.0224 for 2026, a rise of 2.24%, published as Aviso 23174/2025/2 of 19 September 2025.
Deposits, Contracts and the Registration That Protects You
The caução, or deposit, is capped by law at two months’ rent, and that cap is still in force in 2026. A government bill approved in July 2026 would remove the ceiling and allow three months of rent in advance, but until parliament passes it and it reaches the Diário da República the two month limit stands. Check parlamento.pt, not a landlord’s word.
Leases cannot run under one year, and a fixed-term contract renews automatically for at least three years unless one side ends it. You may terminate with 120 days’ notice on a contract of a year or more, or 60 days on a shorter one. Confirm the contract sets out:
- Full names, NIF numbers and addresses of both parties
- The property, its caderneta predial article number and licence of use

- Who handles repairs, plus a signed furniture inventory
Registration is the step expats skip, and the part of renting in Lisbon with real money attached. Your landlord must declare the lease to the Autoridade Tributária on Modelo 2 and pay stamp duty of 10% of one month’s rent, by the end of the month after the tenancy starts, and must issue an electronic rent receipt monthly. Since 1 August 2025 you can declare the contract yourself on the Portal das Fináncas at portaldasfinancas.gov.pt if they do not. Do it: a registered contract and genuine receipts let you deduct 15% of your rent against IRS, capped at 750 euros for rents paid in 2025 with a rise to 900 euros proposed, and they are the proof of address residency and school applications demand.
Pay the deposit and the rent by bank transfer, never cash. Film every room the day you collect the keys and email the file to the landlord, so the condition is documented before any dispute. - Cash and no contract. Anyone refusing a written lease or a bank transfer is arranging a deposit you will never see again.
- The unauthorised sublet. Ask for the caderneta predial and identification, and check the name matches the person signing.
- The unregistrable lease. A landlord who will not declare the contract or issue receipts is hiding income, and you lose the IRS deduction and your proof of address.
