Two portals carry most of the market, idealista.it and immobiliare.it, with subito.it adding private ads and Facebook expat groups passing sublets around. Central flats go within days, so the first rule of renting in Rome is to set alerts and view the week an advert appears.
You deal either with an owner or an agenzia immobiliare. Any broker must be registered with the local Chamber of Commerce, so ask for the agency’s registration details first. Commission is typically one month’s rent, or 10% to 15% of the annual rent, plus 22% VAT, with no legal cap, so agree it in writing before signing.

The 3+2 is the one foreigners never think to ask for when renting in Rome. The landlord’s flat tax falls from 21% to 10% on a canone concordato lease, and the rent is capped by the agreement between landlord and tenant associations. It needs a certificate of conformity from one of them.
Deposits, Registration and What Renting in Rome Really Costs
The deposit is capped at three months’ rent by Article 11 of Law 392/1978, and that cap cannot be contracted away, as the Court of Cassation confirmed in judgment 14470 of 2008. The same article gives you legal interest on it each year. Anyone asking more is asking for something illegal.
